A bed bug exterminator in North York costs $300 to $1,200 per room for chemical treatment, or $2,000 to $4,000 and up for whole-home heat, and the inspection that settles which one you need is free. Call or send the form and we can usually book you the same day, with the quote given on that first visit. Chemical work takes two to three visits. Heat clears a home in one day. Both fail without proper prep, so you get a prep sheet before we start. For every other pest, see pest control in North York. For the method in full, read our pages on bed bug treatment in Toronto and bed bug heat treatment in Toronto.

How do you know it is really bed bugs?

You know it is bed bugs when you find the bugs or their traces, not just bites. Toronto Public Health defines an infestation as a breeding population in a home, shown by two or more life stages along with cast skins and fecal spotting (Toronto Public Health, bed bug information).

What to check, in this order:

  • Mattress seams and the box spring corners. Dark specks the size of a period are fecal spots, and they are the sign most people miss.
  • Shed skins. Pale, empty, bug-shaped casings in the same seams.
  • Eggs. About one millimetre long, white, glued into cracks.
  • The headboard and bed frame joints, then the nightstand and the baseboard behind the bed.
  • Live bugs. Flat and reddish-brown. Health Canada puts young bed bugs at about 1.5 mm and adults at up to 10 mm (Health Canada, bed bugs: what are they).

Bites are a weak clue on their own. Health Canada notes a bite can take up to 14 days to show, and some people never react at all. If you are unsure, that is what the free inspection is for. Carpet beetle larvae and other small insects get mistaken for bed bugs often enough that we confirm before we treat.

Bed bugs in North York: towers, condos and houses

North York has every kind of housing bed bugs like, and each one changes the plan.

Rental towers in Jane and Finch, Flemingdon Park, Don Mills and Lawrence Heights. Bed bugs travel between suites through outlet gaps, baseboards and pipe chases. Treating one apartment while the one next door goes untreated is how a job fails. In these buildings the landlord has to coordinate, and RentSafeTO rules apply (more below).

Condo towers at Yonge and Sheppard and North York Centre. Same unit-to-unit spread, but RentSafeTO does not cover condo buildings. The property manager and the board are the people to bring in, especially when the suite beside, above or below has had bed bugs. Our condo pest control page explains how we work with management.

Houses in Willowdale, Bayview Village, York Mills and Downsview. A detached house has no shared walls, so the source is usually something carried in: luggage, a used couch, a guest's bag. A basement apartment is the exception. If one part of the house has bed bugs, check the other unit too.

Bed bugs have nothing to do with how clean a home is. A spotless Yonge Street condo gets them the same way a cluttered one does: something carries them in.

Chemical or heat: which suits your North York home?

Chemical treatment suits most single bedrooms and apartments caught early. Heat suits a whole home that is badly infested, packed with belongings, or cannot wait through repeat visits.

Your situation Usually the better fit Why
One bedroom in a condo or apartment, found early Chemical Lower cost, residual product keeps working between visits
Two-bedroom rental suite in a tower, neighbours also affected Chemical, coordinated with the building Heat in one suite cannot stop bugs coming back through shared walls
Bungalow or house, bugs in several rooms Heat One day, every life stage, no repeat visits
Home with heavy clutter or a resident sensitive to chemicals Heat Reaches places product cannot, leaves no residue
Basement apartment plus main floor of the same house Decided at inspection Depends on how far it has spread between units

Every product we use is Health Canada-registered and applied to label. Heat leaves no residue, but it also leaves no protection once the space cools, which is why we never sell it as the automatic answer.

What a bed bug exterminator costs in North York

Chemical bed bug treatment in North York runs $300 to $1,200 per room over two to three visits. Whole-home heat runs $2,000 to $4,000 and up in a single day.

North York job Method Typical range
One bedroom in a condo or rental suite Chemical, 2 to 3 visits $300 to $1,200
Each additional room in the same suite Chemical $300 to $1,200 per room
Whole condo unit or apartment, widespread Heat, 1 day $2,000 to $4,000
Bungalow or larger house, several rooms Heat, 1 day $2,000 to $4,000 and up

The size of the space and how far the bugs have spread set where you land. We see the space, give you the number on the first visit, and that number holds. Our Toronto pest control cost guide lists every other pest. If you rent, this bill normally belongs to your landlord.

How many visits does bed bug treatment take?

Chemical treatment takes two to three visits, spaced about two weeks apart. Heat takes one.

The reason is the eggs. Health Canada says a female lays two to four eggs a day in cracks and crevices, and they usually hatch in 6 to 17 days. Product applied on the first visit kills the active bugs but not every egg glued deep into a seam. The second visit catches the hatch before those young bugs can breed. A third visit is booked if we still see activity.

Heat works differently. The space is raised to roughly 50 to 60 C and held there long enough to kill every stage, eggs included, so there is no hatch to come back for.

Do not wait it out. Health Canada notes bed bugs can survive several weeks to a year and a half without feeding, so an empty apartment does not starve them.

The point

Stopping after one chemical visit is the most common way a bed bug job fails, because the eggs hatch after we leave.

How to prepare your home for bed bug treatment

Prep is half the job. A room treated around piles of untouched laundry and clutter leaves bugs somewhere to survive.

Health Canada's guidance (Health Canada, bed bugs: how do I get rid of them) lines up with our prep sheet:

  1. Wash and dry hot. Bedding, mattress pads, curtains and clothing go through hot water and then the hottest dryer setting. Small items that cannot be washed go in a hot dryer for 30 minutes or more.
  2. Bag what is clean. Store laundered items in sealed, light-coloured plastic bags or lidded bins until treatment is finished.
  3. Pull furniture off the walls and strip the bed so the seams, frame and baseboards are reachable.
  4. Do not haul things to the hallway or the curb unbagged. In a tower that spreads bugs to the floor.
  5. Skip the store spray. Only use products with a Pest Control Products (PCP) number, and Health Canada says not to use ozone generators at all. Repellent aerosols push bugs into the walls and next door.
  6. Do not rely on the freezer. Health Canada says freezing needs four days at a steady minus 19 C and may still not kill them all.

For heat jobs, candles, aerosol cans, medications, houseplants and heat-sensitive electronics come out of the space first. We give you the full list when we book.

Keep sleeping in your own bed. Moving to the couch or a friend's place carries bed bugs to a new room or a new home, and the bugs follow the sleeper.

Renting in North York: who pays for the exterminator?

Your landlord. Section 20 of Ontario's Residential Tenancies Act makes the landlord responsible for keeping a rental in a good state of repair and fit for habitation, and Toronto Public Health tells tenants to take bed bugs to their landlord. Your part is prep and access.

In a RentSafeTO building, meaning three or more storeys and 10 or more units (City of Toronto, RentSafeTO), the owner must:

  • Inspect within 72 hours of hearing about pests, and check common areas at least every 30 days.
  • Hire a licensed pest control company where needed and stop renting any unit with pests to new tenants.
  • Post treatment details, including the date, the operator's name and the treatment type, on the tenant notification board (RentSafeTO owner requirements).

Every RentSafeTO building is evaluated every two years and carries a green, yellow or red sign based on its latest score. You can look up any North York building on the City's building score map (how evaluations work).

If the landlord does not act, call 311. The City's Rat Response Plan describes how officers handle tenant pest complaints: they confirm whether treatment is happening, can issue a 30-day Order to Comply, and usually follow up monthly. Renting a basement apartment in a house? RentSafeTO does not cover it, but Toronto Municipal Code Chapter 629 says all properties shall at all times be kept free of pests, and it names bedbugs in its definition of a pest. 311 takes that complaint too.

The last step is the Landlord and Tenant Board. A T6 maintenance application costs $53, or $48 filed online (LTB, T6 instructions). Our guide to bed bugs and tenant rights in Ontario walks through each step, and the landlord and tenant pest guide covers other pests.

Report bed bugs to your landlord in writing, the day you find them, and keep a dated copy. That record is what 311 and the Board act on.

Are bed bugs dangerous?

Not in the way people fear. Health Canada says bed bugs are not known to spread disease, and Toronto Public Health says there is no evidence they transmit blood-borne infections. Bites usually need no treatment.

The real costs are sleep, stress and money. Health Canada notes some people in infested homes report anxiety and insomnia, and a long infestation means more rooms and a bigger bill. Those are good reasons not to wait.

Can you handle bed bugs yourself?

Rarely. A single bed caught very early, with every item laundered hot and the mattress encased, sometimes settles down. Most cases do not. Store products do not reach eggs in cracks, and the wrong spray scatters the bugs. Health Canada says heat treatment should be left to professionals and recommends a licensed operator. Our guide to whether you need an exterminator is honest about where the line sits.

Common questions

How much does a bed bug exterminator cost in North York?

Chemical treatment runs $300 to $1,200 per room over two to three visits. Whole-home heat runs $2,000 to $4,000 and up in one day. The inspection is free and you get the price on that first visit.

Can a bed bug exterminator come today?

Same-day booking is available across North York, and the phone is answered 24/7. The first visit is the free inspection, where we confirm it is bed bugs and quote the job.

Is heat or chemical treatment better for bed bugs?

Neither wins every time. Chemical costs less and suits one or two rooms caught early, but it needs two to three visits. Heat clears a whole home and the eggs in one day with no residue, which suits a widespread or cluttered home, but it costs more and leaves no protection afterward.

How many visits does bed bug treatment take?

Chemical treatment takes two to three visits about two weeks apart, because eggs hatch in 6 to 17 days and the second visit catches them. Heat takes one visit.

How do I prepare for bed bug treatment?

Wash bedding and clothing hot and dry on the hottest setting, bag clean items in sealed plastic, pull furniture off the walls and strip the bed. Do not spray store products first, and do not move furniture to the hallway unbagged.

Does my landlord have to pay for bed bug treatment?

Yes, in almost every case. Section 20 of the Residential Tenancies Act makes the landlord responsible for a unit fit to live in. Report it in writing, and if nothing happens, call 311 or apply to the Landlord and Tenant Board.

Is bed bug treatment guaranteed?

Yes. If bed bugs are still active within two months of the completed treatment, we come back for one re-treatment at no charge.
