Pest control in East York and along the Danforth comes down to three calls: fall mice in the older brick houses, rats on the lots backing onto the Don Valley, and German cockroaches in the apartment towers and the units over Danforth shops. East York is old Toronto housing on a compact grid, and the pests match the stock. The classic call here is fall mice getting into a 1910s-to-1940s brick house through a gap you cannot see. Rats work the lots that back onto the Don Valley and the older sewers under them. German cockroaches settle into the Crescent Town towers and the Danforth apartment stock. We handle all of it: same-day service, a free inspection, and a two-month guarantee with one free re-treatment if anything comes back, with every visit carried out by our licensed, insured partner Insectica Pest Control. East York is part of the City of Toronto, so Toronto's bylaws and the City's Rat Response Plan apply to your address, and we work to them.

East York housing, and the pests that come with it
East York was its own borough until amalgamation, and it still feels like one: tight lots, mature trees, and block after block of the same solid brick house built between the wars. That housing is the story. The brick homes and bungalows off Coxwell, Woodbine, and O'Connor were built long before anyone sealed a house against rodents, and eighty or ninety years of settling has opened gaps at the foundation, the porch, the old coal chute, and the spot where the gas line comes through. A mouse needs about six millimetres, the width of a pencil, and this stock is full of openings that size.
Leaside is a different build but the same era: affluent 1930s homes on heavily treed streets, which is exactly where carpenter ants set up in a damp fascia board or an old deck post. Danforth East and Pape run to semis and the apartment edge of Greektown. Crescent Town is the outlier, a dense pocket of high-rise apartment towers where the pest profile flips to German cockroach and bed bugs. And the whole east side of the district drops into the Don Valley, which is why rats are a real East York problem and not a downtown-only one.
In East York the pest almost always follows the address: fall mice in the old brick, rats near the ravine, roaches in the towers. Knowing which one you have changes the whole plan, so the free inspection comes first.
Common pests in East York
Mice. This is the signature East York call. Cold nights in September through December push house mice indoors, and the pre-war brick homes give them a dozen ways in. You hear scratching in the walls at night, or find rice-sized droppings under the kitchen sink. The fix is trapping the mice already inside plus sealing every entry point, because bait alone just clears this month's mice and leaves the door open. Full detail on the mouse control page.
Rats. East York's east and north edges back onto the Don Valley ravine, and rats travel the ravine corridors and the older sewer lines under these streets. A rat needs a bigger gap than a mouse, often at the sewer connection, a broken vent, or a dug burrow along the foundation. Rats are a bylaw matter in Toronto, not just a nuisance, and the plan differs from mice. See the rat control page.
German cockroach. In Crescent Town's towers and the older Danforth apartment blocks, German roach is the common one. It spreads unit to unit through shared walls, plumbing chases, and wiring runs, which is why treating one apartment in isolation rarely holds. Real control needs gel baiting on a schedule and cooperation across affected units. The cockroach control page covers the method.
Carpenter ants. Treed Leaside and the older gardens across East York bring carpenter ants, which chew galleries in damp or softened wood rather than eating it. If you see large black ants indoors in spring, or fine sawdust below a window frame or deck, that is the sign.
Bed bugs. In the Crescent Town and Danforth apartment stock, bed bugs move with tenant turnover and shared laundry. They are nobody's fault and they do not signal a dirty home, but they need heat or a proper multi-visit chemical treatment, not a spray can.
Wasps. Through summer, wasp and hornet nests turn up in the eaves and porch roofs of the older homes and under Leaside's deck structures. We remove the nest and the wasps in one visit.
The neighbourhoods we cover in East York
We service all of East York, including Leaside, Danforth East and Pape, Todmorden, Woodbine Heights, O'Connor-Parkview, Crescent Town, Governor's Bridge, Playter Estates, and Broadview North. Whether you are in a 1930s Leaside home, a Danforth semi, a Woodbine Heights bungalow, or a Crescent Town apartment tower, the number is the same and same-day service is available across the district.
Pest control on the Danforth
We cover the Danforth too, from Broadview east through Greektown to Pape, Donlands, Greenwood, and Coxwell. The Danforth is a restaurant and shop street with apartments stacked above the storefronts and laneways running behind them, so it calls about two things. German cockroaches move between a ground-floor kitchen and the units over it through shared walls and plumbing, which is why a roach job here treats the business and the apartments together. Rats and mice work the laneways, the bins, and the older semis on the side streets, where the fix is burrow work and sealing rather than bait alone. Restaurants and food shops get a scheduled program with a written log for health inspections; see commercial pest control.
Booking an exterminator in East York
Call and tell us the street and what you are seeing. You get a price range on the phone, a free inspection, and in most of East York a same-day visit from a licensed exterminator. Mouse jobs typically run $200 to $500 with sealing, rat jobs $300 to $600 or more, and a cockroach treatment $200 to $600 depending on the unit and the building.
Who is responsible: Toronto's rules for East York
East York is part of the City of Toronto, so city bylaws apply directly to your property. Toronto Municipal Code Chapter 629, the property-standards and rodent bylaw, requires every property to be kept free of rodents and pests, and puts that duty on the property owner. You can read how the City handles it on the Toronto rodent control and property standards page. With the rats along the Don Valley and the older sewers, East York is squarely inside the City's 2026 Rat Response Plan, which coordinates rodent work across departments and around construction and sewer projects. Toronto Public Health is the health authority for pest issues that affect health, including cockroaches and bed bugs in apartments.
If you rent, the responsibility usually sits with the landlord. Under Ontario's Residential Tenancies Act, the landlord must keep the unit fit for habitation and in good repair, and that includes pest control. Toronto's RentSafeTO program sets standards for apartment buildings of three or more storeys and ten or more units, which covers the Crescent Town towers and much of the Danforth rental stock, and it requires landlords to respond to pests properly. If you are a tenant dealing with roaches or bed bugs, tell your landlord in writing first; if you are an owner or a landlord, we can treat and give you the documentation.
In apartment buildings, treating one unit alone rarely holds for German cockroach or bed bugs, because they cross shared walls and plumbing. The building or landlord should coordinate the neighbouring units. We tell you honestly when a single-unit treatment is unlikely to last.
What pest control costs in East York
Pricing tracks the pest and the size of the job, not the postal code. A single-unit mouse job with limited sealing sits at the low end; a two-storey Leaside home with attic activity and several entry points to seal is more work and costs more. Cockroach and bed bug jobs in apartments usually run as a short course of visits rather than one. We quote a flat price after the free inspection, with no upsell, and every job carries the two-month guarantee. The full Toronto pest control cost page breaks down typical ranges pest by pest.
How we work
- Free inspection. We identify the pest, find the runs, nests, and entry points, and tell you what is actually going on. In East York's old brick homes, this is where the mouse entries get found.
- Treatment. Trapping and tamper-resistant bait stations for rodents, gel baiting for roaches, targeted work for ants, heat or a chemical course for bed bugs. We use Health Canada-registered products and follow the label. Product safety questions go to the PMRA, the federal pesticide regulator.
- Exclusion, the part that lasts. For mice and rats especially, we seal the entry points with steel wool, hardware cloth, and sealant they cannot chew. This is what turns a treatment into a fix and what meets the bylaw without relying on poison.
- Follow-up. We come back to confirm the activity has stopped and the seals held. If anything is still active inside two months, we return once at no charge.
Common questions
Why do I get mice every fall in my East York house?
Because the housing is old and the nights get cold. House mice move indoors from September onward, and the pre-war brick homes here have gaps at the foundation, porch, and utility lines that a mouse fits through. The lasting fix is sealing those entries, not just trapping.
I back onto the Don Valley and think I have rats. What now?
Ravine-backing lots are the rat-prone ones in East York, along with the older sewers. Rats need a different plan than mice: find and seal the larger entry points, treat with tamper-resistant stations, and remove what draws them. Rats are also covered by Toronto's rodent bylaw and the City's Rat Response Plan, so it is worth handling properly.
I rent in a Crescent Town or Danforth apartment and have cockroaches. Who pays?
Under the Residential Tenancies Act, pest control is the landlord's responsibility, and RentSafeTO requires apartment landlords to respond. Report it to your landlord in writing. German cockroach spreads between units, so the building should treat the neighbouring apartments too, not just yours.
Are your products safe around kids and pets?
We use Health Canada-registered products and follow the label. Rodenticides near homes go in locked, tamper-resistant stations, never open dishes, and for most mouse and rat work the exclusion and trapping do the heavy lifting. We tell you about any area to keep clear and for how long.
Do you guarantee the work?
Yes. Every job comes with a two-month guarantee. If the pest is still active within two months of treatment, we come back once at no additional charge.
Can you come the same day?
Usually, yes. We offer same-day service across East York and the free inspection can often happen the same visit. Call and we will tell you the soonest window.
Do you cover the Danforth?
Yes. We cover the Danforth from Broadview through Greektown to Coxwell, including the apartments above the shops. Cockroaches in the units over restaurants and rats in the laneways are the most common calls, and the business and the apartments above it are treated together.
How fast can an exterminator get to East York?
Same day in most cases. Call with the street and the pest, get a price range on the phone, and a licensed exterminator can usually be there the same day, with 24/7 service for genuine emergencies like a wasp nest at a doorway.
