For pest control in North York, our exterminators come out same-day to every neighbourhood from Downsview to Don Mills, with a free inspection and a two-month guarantee with one free re-treatment. North York is one call and half a dozen different pest problems, because the housing runs from glass condo towers at Yonge and Sheppard to postwar bungalows in Willowdale, apartment-tower clusters at Jane and Finch, and ravine-backing homes in Hoggs Hollow. The pest at your door depends on which North York you live in, and so does the fix. Two North York jobs have their own pages: rat removal in North York and bed bug exterminator in North York. The work is carried out by Insectica Pest Control, licensed and insured.

The North York you live in decides the pest

North York is central-north Toronto, huge and dense, and the pest calls sort cleanly by neighbourhood. The Yonge condo corridor at North York Centre, running Sheppard to Finch, is one of the densest high-rise clusters in the city, and dense vertical living means German cockroach, which travels unit to unit through shared walls, plumbing chases and risers no matter how clean your own kitchen is. The same story plays out in the apartment-tower stock at Jane and Finch and Lawrence Heights, where roaches and bed bugs move through the building rather than the suite.

Step off the towers and the picture changes. Willowdale, Don Mills, Bathurst Manor and Newtonbrook are full of 1950s and 60s bungalows and split-levels, and those are classic fall mouse houses. A house mouse needs a gap about the width of a pencil, and sixty-year-old brick, weep holes, worn door sweeps and gas-line penetrations give it plenty. Don Mills and Hoggs Hollow are heavily treed, and mature trees plus older framing means carpenter ants, which hollow out damp or dead wood rather than eat it. And the lots backing the Don Valley, in Don Mills, Bayview Village and along the ravine edges, get rats, which follow the ravine corridors and the older sewer lines and then push into garages, sheds and basements.

Common pests in North York

  • German cockroach in the North York Centre condo towers and the Jane-Finch and Lawrence apartment stock. This is a building problem as much as a unit problem, and it needs a coordinated plan. See cockroach control in Toronto.
  • Mice, the fall call across the postwar Willowdale, Bathurst Manor and Newtonbrook bungalows. Trapping plus sealing the entry points, not bait alone. See mouse control in Toronto.
  • Rats on the Don Valley ravine lots and older-sewer streets in Don Mills and Bayview Village. See rat control in Toronto.
  • Carpenter ants in the treed lots of Don Mills and Hoggs Hollow, usually tied to a moisture source in the wood.
  • Bed bugs across the apartment-tower stock, where high turnover moves them between units.

Rat removal in North York

Rat removal in North York typically runs $300 to $600 or more and starts in the yard, not the kitchen: we find and treat the burrows, keep any bait in locked tamper-resistant stations, and seal the gaps rats use to get into garages, sheds and basements. The calls cluster on the lots backing the Don Valley in Don Mills and Bayview Village and on streets with older sewer lines, where rats travel the ravine and then push into the nearest building.

A rat needs a gap about the size of a quarter and will chew a smaller one wider, so the sealing is done in hardware cloth, sheet metal and mortar rather than foam. We come back to confirm the burrows have gone quiet and the seals held, and if rats are still active within two months we return once at no charge. The full plan is on the rat control page.

Neighbourhoods we cover in North York

We work all of North York: North York Centre, Willowdale, Don Mills, Bayview Village, Lawrence Manor, Bathurst Manor, Downsview, Jane and Finch, Newtonbrook, Armour Heights and Hoggs Hollow. Whether you are in a Yonge Street condo, a Willowdale bungalow, a Jane-Finch apartment or a Hoggs Hollow ravine home, we cover it, and the plan is built around your building, not a script.

Who is responsible, and what the rules say

North York IS part of the City of Toronto, so Toronto's rules apply here in full. Under Toronto's property-standards and rodent bylaw (Municipal Code Chapter 629), every property owner has to keep their building free of rodents and pests, and that duty covers both the mouse in a Willowdale bungalow and the roach in a condo. The City has also stepped up its rat work under the 2026 Toronto Rat Response Plan, which coordinates the response across City divisions and matters directly on the Don Valley ravine lots where rat pressure is highest.

If you rent, the responsibility is not yours to carry alone. Ontario's Residential Tenancies Act makes the landlord responsible for a pest-free unit, and in Toronto the RentSafeTO program sets the standards for apartment buildings and requires landlords to respond to pest reports and keep records of treatment. That is the lever for tenants in the Jane-Finch, Lawrence and North York Centre rental towers: report the problem in writing, and the building is obligated to act. Toronto Public Health is the health authority behind those standards. In a multi-unit building, roaches and bed bugs are almost never a one-suite job, and treating a single unit while the neighbours go untreated is why they keep coming back.

If you are a North York tenant, put every pest report to your landlord or property manager in writing and keep a copy. Under RentSafeTO and the RTA the landlord has to arrange and pay for treatment of the building, and a written record is what makes that enforceable.

What it costs in North York

Pricing depends on the pest and the building. A single-unit mouse or roach job in a condo sits at the lower end, a whole-house rat exclusion or a carpenter-ant job with moisture repair sits higher, and the free inspection is where we pin down the real number before you commit to anything. We do not upsell. Our full Toronto pest control cost page breaks the ranges down pest by pest so you know what to expect before we arrive.

How we work

The free inspection comes first, because in North York the building type decides the plan. On a Yonge condo roach call we find the harbourage and the routes between units and treat with gel and monitoring rather than a spray-and-hope. On a Willowdale mouse job we trap and then seal every entry point, since bait without sealing just clears this month's mice and leaves the door open for next month's. On a Don Valley rat job we handle the burrows and lock down the sewer and grade-level entry points. We use Health Canada-registered products, applied to the label by the PMRA rules, and rodenticide near homes goes only in tamper-resistant stations that keep it away from kids and pets. Then we follow up to confirm the activity has stopped, and if it has not within two months, we come back once at no charge.

Common questions

Do you cover all of North York?

Yes. North York Centre, Willowdale, Don Mills, Bayview Village, Bathurst Manor, Lawrence Manor, Downsview, Jane and Finch, Newtonbrook, Armour Heights and Hoggs Hollow, condos, bungalows, apartments and ravine homes alike. Same-day service and a free inspection.

I have cockroaches in my North York Centre condo but my unit is clean. How?

German cockroaches travel between units through shared walls, plumbing risers and electrical chases, so a spotless kitchen can still get them from a neighbour. That is why condo and apartment roach work has to treat the routes between units, not just your suite. Report it to building management, since under RentSafeTO the building is responsible for treatment.

Why do I get mice every fall in Willowdale?

Postwar bungalows have the gaps mice need, at the width of a pencil, and cold September-to-December nights push them indoors. The fix is trapping the mice inside plus sealing the entry points, which is the part that keeps them out for winter.

I back onto the Don Valley and I am seeing rats. Whose problem is it?

Yours to treat on your property, but the City is actively working ravine-corridor rats under the 2026 Rat Response Plan and Toronto's rodent bylaw requires every property to be kept rodent-free. We handle the burrows, the sewer and grade entry points, and the exclusion that keeps them out.

I rent in a Jane-Finch apartment. Do I have to pay for pest control?

No. Under the Residential Tenancies Act and RentSafeTO the landlord is responsible for a pest-free unit and for treating the building. Report it in writing and keep a copy so the obligation is on record.

Are the products safe around my kids and pets?

We use Health Canada-registered products applied to the label, and any rodenticide near the home goes in tamper-resistant stations, not open dishes. We tell you about any area to stay off and for how long.

Does the guarantee apply in North York?

Yes. Every job carries our two-month guarantee. If the pest is still active within two months, we come back once at no charge.

How much does rat removal cost in North York?

Most rat removal jobs run $300 to $600 or more, depending on how many burrows are active and how much sealing the foundation needs. Lots backing the Don Valley often need more exterior work. You get a firm price after the free inspection.

Do you do bed bug treatment in North York?

Yes. Bed bugs are a regular call in the North York apartment towers, where turnover moves them between units. Chemical treatment runs $300 to $1,200 per room over multiple visits, and whole-unit heat treatment runs $2,000 to $4,000 or more. If you rent, the landlord is responsible for arranging and paying for it.
