Rat removal in North York runs $300 to $600 and up for most houses, and mice control runs $200 to $500, with a free inspection and the quote given on that first visit. Call or send the form and we can usually book you the same day. The job starts outside: active burrows treated, bait kept in locked stations, and every gap into the basement, garage or shed sealed in metal and mortar. North York homes get both animals. A Bathurst Manor bungalow can have rats under the deck in August and mice in the kitchen ceiling by November, so we treat whichever one you have, or both. For every other pest we handle here, see pest control in North York, and for the city-wide background on each animal, our guides to rat control in Toronto and mouse control in Toronto.
Rat or mouse: what is in your North York house?
Look at the droppings first. Rat droppings are blunt capsules well over a centimetre long, often left in a pile. Mouse droppings are the size of a grain of rice, pointed at both ends, and scattered along a route.
Then look at where you found them. The City of Toronto notes that a brown rat may travel up to 100 feet from its burrow, while a house mouse stays within 10 to 30 feet of its nest (City of Toronto, rodent control). So a rat in your garage can be living under the neighbour's shed. A mouse in your pantry is almost certainly living inside your walls.
| What you find | Points to | Where it usually is |
|---|---|---|
| Large blunt droppings, piled near a wall or floor drain | Norway rat | Basement, garage, under the deck |
| Smooth holes in soil along the foundation, fence or shed slab | Norway rat | Backyard, beside the bins |
| Chewed corners on a plastic green bin or garbage can | Norway rat | Side yard, laneway |
| Small pointed droppings in drawers and behind the stove | House mouse | Kitchen, main floor |
| Light scratching overhead after dark | House mouse | Ceiling joists, wall cavities |
Gap size settles the sealing plan. Health Canada says a mouse can squeeze through a crack as small as a dime, and a rat needs an opening about the size of a quarter (Health Canada, rats and mice). Different gaps, different materials.

Why North York lots get rats: ravines, decks and older drains
North York sits on both branches of the Don. The TRCA describes a watershed of about 1.4 million residents, "one of the most urbanized in Canada," fed by the West Don and the East Don, with ravine lands like the East Don Parkland and Wilket Creek along the way (TRCA, Don River watershed). Toronto's ravine network as a whole runs more than 300 kilometres (City of Toronto, ravine strategy).
Ravine edges give rats cover. What keeps a rat on your lot is food and a place to dig within that 100-foot range: a backyard compost bin, seed spilled under a bird feeder, a woodpile against the fence, a garden shed sitting on bare earth.

The housing adds its own weak spots:
- Postwar bungalows in Willowdale, Lawrence Manor, Bathurst Manor and Downsview. Sixty-plus years of settling opens mortar joints and the gaps around gas, water and cable lines. The basement floor drain is a regular entry. Toronto's property standards bylaw requires floor drains in concrete basements to be screened with a metal grill "so as to effectively exclude rodents" (Municipal Code Chapter 629, section 629-37).
- Ravine-backing lots in York Mills, Bayview Village and Don Mills. Big decks, detached sheds and mature landscaping give a burrow plenty of hiding spots. Expect more exterior work here.
- Laneway and side-yard garbage storage. A plastic bin left on grass is a feeding station. A rat can chew the bottom corner out of one.
A rat in a North York basement almost always lives outside. Clear the burrow and the food, and the basement problem stops.
How rat removal works, visit by visit
- Free inspection. We walk the fence line, deck, shed, garbage area and foundation, then the basement and garage. We count active burrows, find the runs, and settle whether you have rats, mice or both. You get the price on this visit.
- Burrow treatment and control. Active burrows are treated. Traps go where rats travel. Any rodenticide goes only into locked, tamper-resistant stations, and every product is Health Canada-registered and applied to label.
- Exclusion. Rat openings get hardware cloth, sheet metal or mortar, because a rat chews through foam. We check the floor drain grill, the gap under the garage door, foundation cracks and utility entries.
- Follow-up. We come back to service stations and check activity. Once a burrow goes quiet it is collapsed and backfilled so nothing moves back in.
Most houses need the first visit plus at least one follow-up. A ravine lot with several burrows can need more. Follow-ups are part of the quoted price.
Bait in the basement kills a few rats. Sealing the house and closing the burrows is what ends the problem.

Mice control in North York
Mice control in North York is trapping inside plus sealing outside, and it runs $200 to $500. Mice push in when fall nights turn cold, and the brick bungalows and split-levels of Willowdale, Newtonbrook and Bathurst Manor give them plenty of dime-sized gaps.
Where mice get in on these houses:
- Weep holes and mortar joints along the bottom course of brick.
- The garage door corners and the door from the garage into the house.
- Utility penetrations: the air conditioner line set, the dryer vent, the gas meter line, cable entries.
- Soffit returns on older roofs, which lead straight to the attic.
In a Yonge and Sheppard condo tower, the route is different. Mice in a high-rise suite usually travel through pipe chases and gaps behind kitchen cabinets, so we seal inside the unit and tell the property manager when the source is a shared space. Our condo pest control page covers how that works with management.
Snap traps do the indoor work. They are fast, they leave no dying mouse in a wall, and they go behind appliances and under sinks where kids and pets cannot reach. Steel wool under sealant, quarter-inch hardware cloth and new door sweeps close the gaps.
Cleaning up droppings safely
Never sweep or vacuum dry rodent droppings. Both Health Canada and the Public Health Agency of Canada warn that it puts particles in the air you breathe.
PHAC's clean-up method (PHAC, preventing hantavirus infection):
- Wear rubber or plastic gloves. Use an N95 respirator in a closed space like a shed or crawlspace.
- Spray the droppings and nest material with a registered disinfectant or 1 part bleach to 9 parts water.
- Let it soak for 10 minutes.
- Wipe up with paper towels or a wet mop, and double-bag everything.
- Wash your gloves before taking them off, then wash your hands.
This matters most in garages and sheds on ravine lots, where field mice can mix in with house mice. PHAC lists the deer mouse among hantavirus carriers in Canada.
Does the City remove rats in North York?
No. The City does not remove rats from private property. Its rodent control page says plainly that property owners, landlords, tenants and businesses are responsible for rat activity on their own properties, and that residents should hire a pest control company (City of Toronto, rodent control).
What the City does do:
- Parks and public property. It monitors parks and keeps its own facilities free of attractants.
- Complaints about conditions. It responds to complaints about garbage, debris and conditions that attract rodents on private properties and apartments.
- Enforcement. Under Chapter 629, "all properties shall at all times be kept free of pests and from conditions which may encourage infestation by pests" (section 629-9), and openings in exterior walls must be protected to prevent the entry of rodents (section 629-21). The Rat Response Plan notes the City can fix a pest issue at the owner's expense if the owner fails to comply.
The Plan, adopted in 2025 with its staffing funded from 2026, adds targeted inspection blitzes in hot spots identified from service-request data. The same report counts 2,523 rodent-related service requests to the City in 2024, up from 1,165 in 2015, and says the real number is likely higher because owners handle most private-property rats themselves.
So report a neighbour's garbage pile or a construction site to 311. Handle your own lot with a pest company. Our Toronto rat problem guide covers what to report and when.
Renting in North York: who pays for rat and mouse removal?
The landlord pays. Section 20 of Ontario's Residential Tenancies Act makes the landlord responsible for keeping a rental in a good state of repair and fit for habitation, and rodents fail that test.
For tenants in the larger rental towers, from Jane and Finch to Flemingdon Park, RentSafeTO adds teeth. It covers apartment buildings with three or more storeys and 10 or more units (City of Toronto, RentSafeTO). Owners must inspect common areas at least once every 30 days and check any area within 72 hours of a pest report, hire a licensed pest control company where needed, and post treatment details on the tenant notification board (RentSafeTO owner requirements). You can check your building's evaluation on the City's RentSafeTO building score map.
If the landlord does nothing, call 311. Per the Rat Response Plan, officers follow up, confirm whether treatment is happening, and can issue a 30-day Order to Comply. A basement apartment in a Willowdale house is not under RentSafeTO, but Chapter 629 still applies and 311 still takes the complaint.
Put the rodent report to your landlord in writing, date it and keep a copy. If the landlord still stalls, the Landlord and Tenant Board can order the work done. Our landlord and tenant pest guide walks through each step.
Are bait stations safe around kids and pets?
Yes, when they are locked. Health Canada requires poisoned bait to be used inside a tamper-proof station anywhere children and pets can reach, and says bait should never be the only control method. Commercial-class products can only be applied by a certified professional.
Indoors we lean on traps placed out of reach. Outdoors, stations sit along the rat runs, anchored and locked. Tell us about dogs, cats or toddlers when you book and we plan around them.
When to handle it yourself, and when to call
A single mouse caught in the garage after the first cold snap, with a clean kitchen and a quiet ceiling, is a fair DIY job. Put snap traps along the wall where it ran, look at the bottom corners of the garage door, and you may never need us.
Book a visit once droppings turn up in two rooms or more, once the ceiling gets noisy after dark, once the traps keep catching, or the first time you spot a burrow or an actual rat. Rat work on a North York lot means burrows and metal sealing, and loose bait in a yard is a risk to pets. If you are on the fence, read whether you need an exterminator first.
Waiting is the expensive choice with rodents. A couple of burrows in September is a small job; a colony that bred through the winter is not.

Does the City of Toronto remove rats from my property?
No. The City makes owners, landlords, tenants and businesses responsible for rats on their own property and tells residents to hire a pest control company. Report City property, parks, or a neighbour's garbage or construction site to 311.
My landlord will not deal with the rats. What can I do?
Put it in writing and keep a copy. Under section 20 of the Residential Tenancies Act the landlord must fix it. In a RentSafeTO building, call 311 and an officer can issue a 30-day Order to Comply. You can also apply to the Landlord and Tenant Board.
Are bait stations safe with kids and pets?
Bait goes only into locked, tamper-resistant stations, which Health Canada requires wherever children and pets can reach. Inside the house we rely mainly on traps placed out of reach.
How many visits does it take, and is it guaranteed?
Most houses need the first visit plus at least one follow-up, and the follow-ups are in the quoted price. Rats and mice both carry the two-month guarantee: if there is activity within two months, one re-treatment is free.
