Cockroach control in Etobicoke typically costs $200 to $600 for the full plan, and it starts with a free inspection where you get a firm quote before any product goes down. Call or send the quote form and a same-day visit can usually be booked. The roach in nearly every Etobicoke kitchen is the German cockroach, and it is cleared with gel bait placed where it hides plus follow-up visits timed to the next hatch, not with one spray. A condo unit at Humber Bay Shores or a rental apartment on the Kipling corridor sits at the low end of that range. A whole house with an established kitchen infestation sits at the top. This page covers roaches only: for everything else we treat west of the Humber, see pest control in Etobicoke, and for species and prep in more depth, read cockroach control in Toronto.
Is it a German cockroach?
If it is small, tan to light brown, and has two dark stripes running back from the head, it is a German cockroach. Toronto Public Health lists it as the most common type, at 10 to 15 millimetres long. Health Canada adds that it has wings but cannot fly.
Most people meet them at night. Flip on the kitchen light at 1 a.m. and they scatter for the gap behind the stove. That timing is normal: Toronto Public Health describes cockroaches as nocturnal, and notes they show up in daytime when the infestation is heavy, when they are disturbed, or after a recent treatment. So a roach crossing the counter at noon is not bad luck. It is a crowded population.
| What you find | What it usually means | Where we see it in Etobicoke |
|---|---|---|
| Small striped roaches in the kitchen or bathroom at night | German cockroach, breeding indoors | Apartment and condo kitchens, house kitchens with a dishwasher or old fridge |
| The same roaches in daylight | A heavy infestation, or roaches stirred up by a recent spray | Any kitchen where the problem has been left to grow |
| Black specks like ground pepper in cabinet hinges and along the fridge seal | Droppings, an active population | Under sinks, behind stoves, inside the dishwasher kick plate |
| Small brown capsules tucked into corners | Egg cases | Warm voids near the fridge motor and stove |
| One large, dark, almost black roach near a floor drain | Oriental cockroach, likely wandered in | Damp basements in older lakeshore and postwar houses |
The last row is a different animal with a different fix. An Oriental roach in a basement is a moisture and sealing job. Everything else in that table is German cockroach, and the rest of this page is about clearing it.

Why one spray does not clear them
German roaches beat a single treatment because of their eggs. Toronto Public Health puts it plainly: one female lays 7 to 15 egg cases in her life, each holding 16 to 38 eggs. Multiply that out and one female can account for more than a hundred young, and at the high end over five hundred.
The egg case is the problem. It shields the eggs from the first round of product, and they hatch after you thought the job was done. That is why our plan has a follow-up visit about two to three weeks later, timed to catch the next hatch before it breeds. Bigger infestations get a third visit.
Store-bought aerosols make this worse. They kill the roaches you can see and push the rest deeper into the wall, and in a tower, into the unit next door. If you have already sprayed, tell us at the inspection. It changes where we place bait.
Where roaches live in Etobicoke
Etobicoke's roach problems follow its housing. The same insect behaves differently in a high-rise rental and in a Mimico semi, so the plan does too.
Rental towers in Rexdale, Thistletown and along the Kipling corridor. Dozens of units share plumbing stacks, electrical chases, and garbage rooms. German roaches walk those routes between floors. A tenant who scrubs every night can still pick them up from the apartment next door, which is why we ask early whether the units beside, above or below you are reporting roaches.
Condos at Humber Bay Shores and around Islington-City Centre. Newer buildings, same insect. Health Canada notes that roaches arrive on used furniture, food items and shipping cartons, and a condo tower takes in a lot of delivery boxes. Once inside, they use the same shared pipe runs as an older building.
Older houses in Mimico, New Toronto and Long Branch. In a house, German roaches usually trace back to one introduction: a second-hand appliance, a box from storage, a used couch. That makes a house a contained job if it is caught early. Damp basements here are also where Oriental roaches show up.
Bungalows and detached homes in Alderwood, Eatonville, The Kingsway and Markland Wood. A roach in a detached house with no shared walls has nowhere to retreat to except your own kitchen. Treated properly, it is usually a smaller job than a tower.
In an Etobicoke apartment tower, a roach problem belongs to the building, not to the one tenant who reported it.

How the treatment works
A full cockroach plan is an inspection, a baiting visit, your prep, and a follow-up. Here is the order.
- Free inspection. We check behind and under the fridge and stove, inside the sink cabinet, around the dishwasher, along cabinet hinges, and in bathroom vanities. We confirm the species and size up the population, because that sets the number of visits. You get the price on this visit.
- Gel bait and crack-and-void treatment. Bait goes into the cracks, hinges and voids where roaches actually shelter and travel, not across open counters. Every product is Health Canada-registered and applied to its label.
- Your prep. Clear the cabinet under the sink, get rid of cardboard, fix dripping taps, and stop using aerosol sprays. Health Canada also recommends keeping food in sealed plastic or glass containers, not leaving pet food and water out all day, and not leaving dirty dishes overnight. Each of those removes food that competes with the bait.
- Follow-up. We return in two to three weeks for the next hatch. Our two-month guarantee covers you after that: roach activity inside the two months means one more treatment at no cost.
Roaches are more than a nuisance. Health Canada notes they can contaminate food after travelling through garbage or sewers, and that people with asthma may react to their droppings and shed body parts. In a home with a child who has asthma, that is a reason to act this week, not next month.

You get the number at the free inspection, before any treatment, and it holds. If you rent, the landlord should be the one paying, which the next section explains. For every pest on one page, see the Toronto pest control cost guide.
Renting in Etobicoke: who has to deal with roaches?
If you rent, your landlord is responsible. Section 20 of Ontario's Residential Tenancies Act requires a landlord to keep a residential complex, including the units in it, in a good state of repair and fit for habitation, and to comply with health and maintenance standards.
Etobicoke's rental towers also fall under RentSafeTO, which applies to apartment buildings with three or more storeys and 10 or more units. The RentSafeTO brochure says owners must regularly inspect common areas for pests, and it lists cockroaches and rodents as service requests the owner must respond to within seven days.
The City's Rat Response Plan report spells out more of the landlord side. It states that apartment landlords must conduct pest inspections every 30 days, or within three days of a tenant complaint. Bylaw officers review pest treatment records and check that the pest control operator's name is posted. When a tenant reports through 311 that treatment has stalled, officers follow up and can give the landlord 30 days to comply by order.
What to do, in order:
- Tell the landlord or property manager in writing, with the date. Keep a copy.
- Give access for the treatment and follow the prep sheet.
- If nothing happens within a reasonable time, call 311 and keep the reference number.
Renting a basement apartment or a unit in a house? RentSafeTO does not cover you, but the property standards bylaw still does. Toronto Municipal Code Chapter 629, section 629-9, says all properties shall at all times be kept free of pests, and the chapter's definition of a pest names cockroaches. The landlord and tenant guide covers the rest.
A new Toronto bylaw is on the way. Council adopted Chapter 611, Pest Management on Private Property in November 2025, with a start date of May 1, 2027. It requires owners to inspect for pests within 72 hours of being told about them, to stop pests spreading to other properties, and, for tenanted buildings, to keep treatment records naming the licensed exterminator for at least 24 months.
Condo owners at Humber Bay Shores and Islington
RentSafeTO does not cover condominium buildings. If you own a condo unit and roaches are coming from a neighbour or a garbage room, report it to property management in writing so the building can coordinate. Treating your unit alone works when the source is inside your unit. When the source is next door, the building has to treat the affected units together.
We can inspect, treat your unit, and give you a written note of what we found to pass to management. Our page on condo pest control covers how building-wide treatment is usually organised.
Can you handle it yourself?
Sometimes. One large dark roach in the basement, seen once, near a floor drain, is often an Oriental roach that came in from outside. Dry the space out, seal gaps at the floor and around pipes, and watch for a week.
Call when the roaches are small and striped and in the kitchen, when you see them in daylight, or when they show up in more than one room. That is a breeding German cockroach population, and store sprays will scatter it rather than end it. Our guide to whether you need an exterminator sets out where DIY stops working.
A clean kitchen does not protect you from the unit next door. Bait, a follow-up, and a building that cooperates do.
Common questions
How much does cockroach control cost in Etobicoke?
Expect $200 to $600, and that price normally includes the follow-up visits. An early problem in a condo or apartment lands around $200 to $300, while a heavy infestation in a full house lands near $600. The quote comes at the free inspection and holds.
Can a cockroach exterminator come today in Etobicoke?
In most cases, yes. We book same-day visits anywhere in Etobicoke, and someone picks up the phone 24/7. That visit is a free inspection: we confirm which roach you have and give you the price on the spot.
My landlord in Rexdale will not treat the roaches. What can I do?
Put the request in writing and keep a copy. The Residential Tenancies Act makes repair and maintenance the landlord's job, and buildings under RentSafeTO must respond to pest requests. If nothing happens within a reasonable time, call 311 and keep your reference number.
Do I have to leave my apartment during cockroach treatment?
Normally you can stay home. Bait placed in cracks, hinges and wall voids does not call for clearing out. On the rare occasion a label says to keep off a treated spot for a while, we point it out and give you the time.
Is cockroach gel bait safe around kids and pets?
The bait sits inside cracks, hinges and voids, not on counters or floors where hands and paws go, and every product is Health Canada-registered and used to its label. Mention children, pets or anyone pregnant at booking so placement can be planned around them.
Why do the roaches keep coming back in my Kipling apartment?
Usually because a neighbouring unit has them too. German roaches travel between units along shared pipes and wiring, so treating one apartment while the next one stays untreated lets them walk back in. The building needs to treat the affected units together.
What if the roaches come back after treatment?
